Terms & Conditions
These Terms & Conditions apply to pest control services supplied by Opal Pest Solutions in New South Wales, Australia. By accepting a quote, confirming an appointment, making payment, or allowing our technician to commence work, the customer agrees to these Terms & Conditions.
Nothing in these Terms & Conditions excludes, restricts, or modifies any rights or consumer guarantees that cannot lawfully be excluded under the Australian Consumer Law.
1. Scope of Services
Opal Pest Solutions provides residential, commercial, strata, and general pest control services, including treatments for common pests such as cockroaches, ants, spiders, rodents, and other general pests.
The services provided will be those specifically described in the accepted quote, booking confirmation, invoice, or service report.
Unless specifically included in writing, general pest treatment does not include:

- Cleaning or waste removal
- Structural repairs
- Pest-proofing or exclusion work
- Treatment of pests not identified in the agreed service
Treatment applies only to the pests, areas, and property identified in the accepted service agreement. Additional pests, areas, treatments, or work may require a separate quotation.
2. Quotes and Pricing
Quotes are prepared based on information supplied by the customer and the conditions reasonably expected at the time of quotation.
Opal Pest Solutions may revise a quote before undertaking additional work if:
- The property’s size or condition differs materially from the information provided
- The infestation is more extensive than reasonably anticipated
- Additional pest species or treatment areas are identified
- Safe or reasonable access is unavailable
- Additional equipment, products, labour, or visits are required
No additional charge will be incurred without the customer’s approval, except where urgent action is reasonably required to protect health, safety, or property.
3. Bookings and Property Access
Customers must provide accurate contact details, property information, pest information, and any other relevant information when making a booking.
Before the scheduled service, the customer must ensure that:
- An authorised adult is available when required
- Safe and reasonable access is provided to agreed treatment areas
- Gates, rooms, roof spaces, garages, yards, and other relevant areas are accessible where applicable
- Security systems and alarms are managed appropriately
- Required permissions have been obtained from the property owner, landlord, property manager, agent, strata manager, or other authorised party
Areas that cannot be accessed may remain untreated and may affect the overall effectiveness of the service.
4. Customer Preparation
Customers must follow reasonable preparation instructions provided by Opal Pest Solutions before treatment.
Where required, preparation may include removing or securing food, clearing treatment areas, storing personal items appropriately, or providing access to relevant areas.
If the property has not been adequately prepared, Opal Pest Solutions may:
- Modify or limit the service
- Exclude inaccessible or unsuitable areas
- Reschedule the appointment
- Apply a reasonable additional fee where this was disclosed before the service
Failure to follow preparation instructions may reduce treatment effectiveness and may affect any applicable warranty or follow-up service.
5. Children, Pets and Sensitive Circumstances
Customers must advise Opal Pest Solutions before treatment of any circumstances that may affect the safe delivery of the service, including:
- Babies, children, or pregnant occupants
- Dogs, cats, birds, fish, reptiles, livestock, or other animals
- Beehives
- Known allergies or chemical sensitivities
- Asthma or other relevant health considerations
- Food-handling areas
- Healthcare facilities or other sensitive environments
People and animals must remain away from treated areas for the period specified by the technician or product requirements.
Customers are responsible for following all preparation, safety, ventilation, and re-entry instructions provided by the technician.
6. Treatment Products and Methods
Opal Pest Solutions will select and apply pest control products and treatment methods in accordance with applicable laws, product labels, safety requirements, and the technician’s professional assessment.
Treatment methods may vary depending on:
- Pest species
- Level of infestation
- Property construction
- Weather conditions
- Environmental factors
- Safety considerations
- Accessibility
- The condition of the property
Treatment may include appropriate combinations of sprays, gels, baits, traps, monitoring devices, or other pest management methods where suitable.
Customers must not move, open, remove, interfere with, or otherwise disturb pest control equipment, bait stations, traps, or monitoring devices unless instructed to do so by Opal Pest Solutions.
7. Treatment Results
Pest activity may continue for a period after treatment and, in some circumstances, may temporarily increase as pests are disturbed or exposed to treatment.
The time required to achieve effective control depends on factors including:
- Pest species
- Infestation severity
- Property condition and construction
- Harbourage areas
- Food and water sources
- Moisture levels
- Hygiene and sanitation
- Weather and environmental conditions
- Activity from neighbouring or untreated properties
- Compliance with preparation and aftercare instructions
Unless expressly stated otherwise in writing, pest control treatment does not guarantee immediate, complete, or permanent elimination of pests.
8. Follow-Up Services and Warranties
Any warranty, guarantee, or included follow-up treatment must be specifically stated in the accepted quote, invoice, or service report.
Where applicable, a warranty or follow-up service applies only to:
- The specified pest
- The specified property
- The treated areas
- The stated warranty period
- The conditions stated in the relevant service documentation
Customers must allow reasonable time for the original treatment to take effect before requesting a warranty or follow-up visit.
A warranty or follow-up service may not apply where:
- Payment remains outstanding
- Preparation or aftercare instructions were not followed
- Recommended cleaning, sanitation, maintenance, or pest-proofing was not completed
- Treatment or pest control equipment was disturbed or removed
- Renovations, flooding, pressure cleaning, or structural changes affected the treatment
- New pest activity originated outside the treated area
- The reported pest was not included in the original service
- Conditions contributing to the infestation remain unresolved
Nothing in this section limits any rights available to the customer under the Australian Consumer Law.
9. Weather and Rescheduling
Outdoor pest control treatments may need to be postponed, modified, or divided into multiple visits when weather conditions make treatment unsafe or unsuitable.
Opal Pest Solutions will make reasonable efforts to notify the customer and arrange another suitable appointment.
Weather-related changes to an appointment will not, by themselves, constitute a failure to provide the service.
10. Cancellations and Missed Appointments
Customers should provide at least 24 hours’ notice when cancelling or changing an appointment.
A reasonable cancellation, rescheduling, or call-out fee may apply to late cancellations, missed appointments, or situations where the technician cannot obtain access to the property, provided the applicable fee was disclosed during booking or before the appointment.
Opal Pest Solutions may cancel, postpone, or stop a service where:
- The working conditions are unsafe
- Relevant information has been withheld
- Appropriate access cannot be provided
- Abusive, threatening, or inappropriate behaviour occurs
- The requested work would breach applicable laws, regulations, or product-label requirements
11. Payment
Payment is due according to the payment terms stated in the accepted quote or invoice.
Available payment methods will be communicated to the customer before or at the time of service.
Customers should raise any concerns regarding an invoice promptly.
Where payment remains outstanding, Opal Pest Solutions may suspend non-statutory warranties or follow-up services until the outstanding amount has been paid, subject to applicable law.

Nothing in these Terms & Conditions limits liability that cannot legally be excluded or restricted.

This may include:
- Maintaining appropriate sanitation
- Removing accessible food and water sources
- Managing waste appropriately
- Maintaining gardens and vegetation

- Sealing or addressing potential entry points
- Completing recommended pest-proofing or maintenance work
Ongoing pest pressure may occur where food, water, shelter, harbourage, or entry points remain available.

14. Access to Rental and Strata Properties
Where a service is requested for a rental, strata, commercial, or managed property, the customer is responsible for obtaining all necessary permissions before the service begins.
Opal Pest Solutions may require confirmation from the relevant owner, landlord, property manager, strata manager, body corporate, or authorised representative where applicable.
The customer remains responsible for providing accurate information about the property and the authority under which the service has been requested.
15. Complaints and Service Concerns
